The conditions of homes on the Outer Banks of North Carolina are influenced by different items than homes on the mainland. Of course the largest item homes have to deal with is the unique demands that coastal environments place on homes. The Sun, Salt and coastal weather that we all love can be unforgiving to a home.
An often overlooked item that affects the condition of a home is the fact that many of the homes on the Outer Banks are not owner occupied. Small items that usually catch the eye of an owner tend to be repaired before they become anything to be concerned with. The owners that do not spend much time in the home can become “House Blind “. When a home is not occupied for months or has a new family of vacationers coming and going every week those small items can progress into items that need require more involved repairs.
The last 15 years I spent repairing homes on Hatteras Island has given me the ability to look at homes from a prospective that most inspectors never see. I have seen firsthand how small things that go unnoticed can turn into larger items if they are not caught and corrected early. It is this experience that I can use to help my clients have a good understanding of the homes condition before buying or selling a property.
