With that in mind, please give a thought to your plumbing. With the temperatures dropping so low for an extended period of time - tis the season for water lines to burst.
Here are a few helpful tidbits to keep that plumbing warm:
- Open cabinets that have plumbing on the outside walls (it helps warm air circulate around the pipes)
- Keep doors open to utility closest if they are near an outside wall
-Any plumbing that typically freezes in your home should have special insulation installed.
- If you do have a leak - don't panic. Shut the water off to your home (the main shut off will be where the water service enters your home), open the faucets (this will drain your system down) and call a professional to make the repair.
- Keep your heat running. Do not turn off your HVAC system.
Small leak can still do a lot of damage, a few simple steps can help you avoid the headache of burst pipes.

Did you know that sewer lines can freeze as well?
Take the same steps you do with water lines:
- Keep the heat on (60 ° or higher)
- Open cabinet/vanity doors that enclose plumbing
- Have pipes insulated properly
- Make sure all outdoor plumbing is shut off and not leaking

Leaks can happen anytime and anywhere.
Here is one that was under the foundation of the home (typically called a slab leak).
Thermal imaging helped us locate the leak so we were able to minimize the area in which we needed to remove the flooring and excavate the concrete.
Maybe it is because we are partial to plumbing, but we love seeing twins!

Schools may be closed today - but that won't stop us from learning!
These photos are of an approximately 30 year old copper water line. You can see that within the pipe there is what looks to be a 'bump.' This is where corrosion has formed due to a possible number of issues, ranging from water quality to electro-mechnical to the velocity of the water traveling through the pipe.
It is believed that there was a slow leak at one point which temporarily stopped due to the mineral buildup over the pinhole.
If you notice a blue/green looking color on your copper water lines, it may be worth investigating. This is a sign that water is working its way through.

Getting ready to camera some roof drains in prepping for coating.
The drains need to be inspected, recorded and documented thoroughly before coating them. We can identify problem areas ahead of time to ensure the entire system is prepped accordingly. There are leaks within this drainage system causing damage to the buildings interiors. By coating them we will be able to maintain the existing drainage structure, stop the leaks and extend the life of the system!
It is a chilly one today, but Jake H and Chris were up for the task to get it done!
If you notice some strange findings on the top of your water heater, it may be a good idea to check your flue venting. Debris or items that are caught in the flue vent can have adverse affects, such as gas venting into your home and a shorter life-span of the heater.
To keep debris out of the water heater vents, make sure the end vent cap is not damage and still in tact if at all possible.

Here is one good reason not to put grease down your drain.
As the grease flows down the drain it will start to harden, blocking more and more of the waste piping. Eventually causing a back up and possible damage to your home.
Not only does is look gross - it is the same thing that causes stinky drains!
There are enzyme treatments that can help remove build up over time. Many choose to remove the pipes and start new.
Grease belongs in the garbage - not the drains!

This time of year you will see many sewer excavations. The excess water of the spring, older sewer systems sustaining damage, harsh freezes from winter, roots, foundation shifts - so many different causes of sewer damage usually result in one result - sewage backing up. No one wants to deal with that!
That brings me to my point - outside clean out accesses! Do you know why they are there?
An outside clean out access is access to your main sewer. It also helps keep your home cleaner! The sewer equipment does not need to be brought into your home - that is a huge plus!! Not every house has inside clean outs. So that means a toilet may have to be pulled (which will raise the cost in clearing a back up).
Most people don't just have an outside clean out installed out of the blue. It is installed at the time of a sewer repair.

Issues with your sewer can happen whether you are connected to the city sewer or on a septic system. The main piping going out to the sewer/field is essentially the same and similar issues can happen to each.

I feel like there should be a great back story to go with this photo. Let's give this a whirl shall we...
Many years back when the sun shone bright. smiles were abundant and the water ran clear and at a great volume. Everything was grand. There was an unfortunate event that took place.The bracing came loose and a heavy object fell. It landed on the water line with such force that it stirred up the dust on the floor. Since then, the home would never be the same. Noise every time the water was used, leaks, discolored water, nothing was the same. The strangest part is that we are not sure what the object was. There was no trace of the object but the dented pipes and stirred up dust. The home seemed to lose something that night....
OK - so we can agree that I will never be a great author.
Regardless Jake W was very busy installing new water lines in a fairly creepy looking place. Think he was coming up with stories to tell?

Hydro Jetting! Not only for sewers!
Most hydro jetting (also call jetting or jet rodding) is used in sewer lines to restore the diameter of the pipe to almost new condition be removing much of the debris, waste and scale that is built up over time.
However, it can also be used on roof top drains, storm drains (commercial and residential), drain tile and basically any other drainage/waste system that debris may become lodged in.
You have to admit - sometimes plumbing equipment is fun!
A loose connection can make a large mess!
In a kitchen a basket strainer was not adhered properly. Removal of the old and replacement with a new strainer, connections and piping corrected the issue and the leaks have stopped!
Keeping up on repairs when they happen will help keep the issue from getting worse and possibly causing more damage or being a more costly repair!
Gravel in the sewer pipe? What, why, how?!
Finding stones or dirt in your sewer line is never a good sign. What that means is that somewhere in the line there is a break or a breach, allowing that to enter and causing things to back up.
In this case, the clean out riser was connection was broken causing the pipes to separate and allow the earth into the line.
Luckily this can be repaired and a majority of the stone can be removed.
Haven't found something yet we have not been able to find a solution for. Out of the box thinking, research and a few yoo-hoo's usually get us moving in the right direction 😉

Cast Iron - It's tough! It's durable! It's quiet! It corrodes...?
Cast iron was commonly used as drain material and in some instances still is (mainly because it is very quiet and you do not hear the waste water running through it). However, it corrodes. Corrosion causes - well - things to snag. Which can lead to back ups.
Now a days PVC piping is replacing cast iron for drainage. PVC has proven to be very durable and more cost effective.
True that PVC does not suppress the sound of the waste water running the gauntlet, but isn't the sound of running water supposed to be tranquil??

Boilers! Interesting equipment. Did you know that this one item crosses over between the Plumbing and the HVAC trades?
Boilers are used for two reasons - For hot water consumption or to heat a home. And come in a range of sizes!
Not everyone in these two trades will work on boiler unit. Finding a boiler technician can be tricky.
Much of the training on these items are just getting in there and figuring out how they work and are wired. Much like when we were young and would take items apart and put them back together - toasters for example!
This old boiler unit that was replaced may be getting taken apart in the near future.....As always, we are better the more we know!

Water! Sometimes there is just too much water and there is no where for it to go.
There are solutions that can help with that. Having the correct drainage system for your property can help immensely!
Here you see a dry-well. Similar to a french drain, but on a larger scale. The excess water will drain down into the 'pit' and then be dispersed underneath the ground (rather than trying to have the water soak in from above).
The dry-well system can hold hundreds of gallons of water. If for any reason the pit does fill the excessive water will go above ground through a pop-up emitter and continue to run to the lowest point the water can find.
This system is not the answer for every drainage issue, which is why we work with the client to get the details of the drainage issues and fine the best possible solution for the situation.

Time to solve a case of excessive gravel!
Pulling gravel out of the sewer is not a fun nor easy task. However restoring the flow of the sewer so that the multi unit buildings could function again was a relief to the owners.
Now to be able to locate the source of the gravel and get this repaired!
