American Home Inspection Service has been serving buyers and sellers of residential and commercial properties in Massachusetts since 1976. At that time, approximately two out of ten people purchasing a home had it inspected. Today, almost everyone who purchases a home hires an inspector.
Though very few people selling a home have it inspected, it can avoid problems and prevent perspective buyers from withdrawing an offer following their own independent inspection. It can also save money or increase net profit by disclosing conditions that may otherwise have been discovered during a pre-listing inspection. That too often results in a request to discount the price or withdraw an offer altogether.
In 2001, Massachusetts Regulations that apply to those performing residential inspections became effective. These require all inspectors to be registered, have errors and omissions insurance and receive continuing educational credits related to the profession. The Massachusetts Home Inspector Regulations (266 CMR), only apply to residential structures with four (4) or fewer dwelling units under one roof and attached garages. All inspection reports must include specific information pursuant to the regulation. Detached accessory structures are not required to be inspected but often are by separate agreement between parties. Kitchen appliances are also excluded but are checked as a courtesy by our inspectors.
